- Description: Why assuming future members will replicate historical homeownership patterns creates quiet churn, and how credit unions must adjust to capture the asset-light renter economy.

Credit union strategic plans often rest on an unspoken premise: tomorrow’s members will eventually behave like yesterday’s members. Leadership teams assume younger demographics will open a nominal checking account, remain quiet, and return to the cooperative when they need a first mortgage or a home equity line.

This assumption has become disconnected from macroeconomic reality. Elevated property values and persistent interest rate volatility have altered the rent-versus-own calculation. A growing segment of our population cannot afford to buy residential property, while another segment actively prefers an asset-light lifestyle.

When an institution anchors its highest deposit yields, best rewards, and fee waivers to residential mortgages, it creates a structural barrier for non-homeowners. These individuals do not submit complaints; they experience quiet churn, leaving a token balance in their share accounts while routing direct deposits, payments, and unsecured borrowing to specialized fintech providers.

### The Big Idea: Re-Architecting the Credit Union Value Proposition for the Renter Economy

Credit union balance sheets remain heavily concentrated in real estate-secured assets while median memberships contract across the country. Tying institutional value exclusively to property ownership alienates a transaction-dense generation of renters who manage their financial lives through digital cash flows. Establishing primary financial institution status requires developing an asset-light product architecture that monetizes rental payments, delivers accessible liquidity, and fosters liquid wealth accumulation.
